syte raises €9M to bring AI real estate analytics beyond Germany
AI-powered real estate analytics platform that aggregates geographic and property data to surface building potential, renovation needs, economic viability, and funding programs for any address in minutes — replacing weeks of manual review.
syte (Münster) has raised €9 million in a Series A led by amberra, the venturing studio of Germany's Volksbanken Raiffeisenbanken Cooperative Financial Group, with NRW.BANK contributing approximately €3 million through its NRW.Venture fund. Existing investors High-Tech Gründerfonds (HTGF), Schwarz Group, vent.io, and Vantage Value are reinvesting. The round, announced 17 September 2026, funds European expansion for a platform that has mapped more than 62 million land parcels across Germany and serves over 200 customers in banking, real estate, and public administration.
syte's product does one thing: takes an address and returns a complete picture of what can be built, refurbished, or refinanced there — and how. What that replaces is weeks of manual research through planning authorities, cadastral registries, energy databases, and subsidy registries. The platform cuts that to minutes.
What the platform actually analyses
Real estate due diligence involves pulling data from a number of separate sources that do not naturally connect. A bank evaluating a development site needs zoning information, current building codes, energy performance data, available renovation grants, and comparable transaction values, cross-referenced against a property's specific address. A planning authority assessing a portfolio needs the same data at scale. Neither party wants to build the data infrastructure to do this themselves.
syte aggregates those inputs — geographic data, building permits, energy performance certificates, subsidy catalogues, transaction records — and runs them against any address in the platform's coverage area. The output is a standardised analysis: what the site can support in terms of density and use, what renovation would cost and what funding is available for it, and what the economics of development look like at current values. The company reports that review processes that previously took weeks can be completed in minutes on the platform.
At 62 million parcels, syte covers essentially all addressable land in Germany. The customer base of 200-plus spans property valuers, banks, real estate funds, and municipalities. HTGF backed the company in an earlier round and is following on here — a signal that the commercial metrics warranted continued investment.
The amberra connection and European ambition
The lead investor, amberra, is the corporate venturing studio of Germany's cooperative banking sector — the Volksbanken and Raiffeisenbanken network, which collectively serve a large share of Germany's Mittelstand property financing market. That is a distribution channel as much as a capital source. NRW.BANK's participation adds public-sector backing that brings credibility with municipal customers, a segment that syte already serves.
The expansion target is the rest of Europe. Germany's planning data infrastructure is relatively well digitised, which made it a tractable first market. Other European jurisdictions — France, the Netherlands, Spain — present different data landscapes, with varying cadastral quality and subsidy structures. Building out the equivalent data asset for each market is the technical and commercial challenge the round is designed to fund.
HTGF's role in this round continues a pattern visible across the 17 September cohort: the fund backed depotcharge's Pre-Seed two days prior and has returned here. For a fund that invests at early stages, following on into a Series A is a statement about the asset's trajectory.
